Terms and Conditions

These terms cover your use of BuildBeacon, written in plain English. If anything is unclear, or your use case doesn’t quite fit, email info@buildbeaconapp.com and we’ll be glad to talk it through.

Effective 23 July 2026

1. Agreement

By creating an account, starting a free preview, or paying for a BuildBeacon plan, you agree to these terms and our privacy practices as described on the site.

“BuildBeacon”, “we”, “us” and “our” mean the BuildBeacon service operated at buildbeaconapp.com. “You” means the individual or business using the service. If you use BuildBeacon on behalf of a company, you confirm you have authority to bind that company to these terms.

2. What BuildBeacon is

BuildBeacon is a business-development tool for UK construction subcontractors and related trades. It helps you discover and prioritise planning applications, public tenders, contractor signals, and related outreach recommendations matched to a profile of your trade and region.

BuildBeacon aggregates and ranks publicly available information and third-party data sources. It is a discovery and workflow product — not a substitute for official council registers, tender portals, legal advice, or your own commercial judgement.

3. Accounts and access

You must provide accurate account details and keep your login credentials confidential. You are responsible for activity under your account.

Do not share a single paid seat across multiple unrelated organisations to avoid plan limits. Team or business plans are available where you need wider access.

We may suspend access that looks abusive, insecure, or clearly intended to circumvent plan limits, after contacting you where practical.

4. Plans, payment and renewal

Paid plans are billed in advance (monthly or as otherwise stated at checkout) and renew automatically until cancelled. Prices are shown at checkout and may change for future renewal periods; we will give reasonable notice of material price changes where required.

You can cancel at any time. Your plan runs to the end of the period already paid, and paid access ends there unless you renew.

If a payment fails and stays unpaid after we’ve contacted you, we can suspend the account until it’s settled.

Limited lifetime or promotional offers are one-time purchases under the terms shown at checkout. They do not include features or support levels that we later reserve for a different plan unless we say so in writing.

5. What your subscription lets you do

A paid subscription licenses you to use BuildBeacon for your own business development: reviewing matched leads, storing pipeline items in your account, preparing outreach, and using the product’s workflows internally.

  • Use BuildBeacon for your organisation’s sales and estimating pipeline
  • Export or copy material you create in the product (for example draft emails) for your own business use
  • Combine BuildBeacon insights with your own CRM and records

BuildBeacon’s software, ranking logic, prompts, interface, and curated datasets remain ours. A subscription pays for ongoing access — it does not transfer ownership of the platform.

6. What standard plans don’t include

On standard plans you may not:

  • Resell, license, or redistribute BuildBeacon as a competing lead-generation product or data feed
  • Systematically scrape, harvest, or bulk-download the service to build a substitute database
  • Share login credentials outside your licensed organisation, or use automation to evade rate or usage limits
  • Reverse engineer the service except where the law expressly allows it
  • Use the service for unlawful purposes, spam, or misleading outreach

If you need redistribution rights, bulk data delivery, or a white-label arrangement, contact us about a custom business agreement.

7. Planning, tender and market data

Much of the underlying planning and tender information originates from public sources (for example local planning authorities and government tender portals) and from licensed third-party providers. Those publishers remain the official source of truth for formal decisions, documents, deadlines, and notices.

We normalise, filter, and score records to make them useful for subcontractors. Classification and matching are automated and can be incomplete or wrong. Always verify important details on the official source before you bid, quote, or commit.

BuildBeacon provides data access and workflow tools, not legal, planning, or financial advice. Opportunity values, contacts, and outreach suggestions are commercial inferences — not guarantees of work or accuracy.

Data is provided as-is. Coverage, freshness, and completeness depend on upstream sources that can change or go offline without notice.

8. Your content and customer data

You keep ownership of the profile information, notes, and materials you upload or enter into BuildBeacon.

You grant us a limited licence to host and process that content solely to operate and improve the service for you (for example matching leads to your trade profile).

You must not upload content you do not have rights to use, or that is unlawful or infringing.

If you cancel, you lose ongoing access to the live service. We are not obliged to retain your workspace indefinitely after cancellation, except where we must keep limited records for law, accounting, or dispute purposes.

9. Availability and changes to the product

We run BuildBeacon to be reliable, but standard plans carry no uptime guarantee or formal SLA. Features may evolve as we improve matching, sources, and workflows.

We may modify or discontinue parts of the service with reasonable notice where the change is material. If a change removes core paid functionality, we will offer a fair remedy such as continuing access for the paid period or a proportionate refund at our discretion.

10. Liability

Because upstream data and automated matching are imperfect, BuildBeacon and its data are provided as-is to the fullest extent permitted by law.

Our total liability to you arising out of the service or these terms is capped at the amount you paid us for BuildBeacon in the 12 months before the event giving rise to the claim.

We aren’t liable for indirect or consequential losses, or for loss of profit, revenue, opportunity, goodwill, or data.

Nothing in these terms limits liability that can’t lawfully be limited, such as for fraud, or for death or personal injury caused by negligence.

11. Termination

You may stop using BuildBeacon and cancel your subscription as described in section 4.

We can end a subscription for material breach that isn’t fixed within 14 days of us raising it, or immediately for non-payment or clear abuse.

On termination, your licence to access the service ends. Sections that by nature should survive (including intellectual property, liability, and governing law) continue to apply.

12. Changes to these terms

We may update these terms. Material changes will be posted on this page and, for active paying customers, notified by email or in-product notice before they take effect where practical.

Continued use after the effective date of updated terms constitutes acceptance of the revised terms.

13. Governing law

These terms are governed by the law of England and Wales, and the courts of England and Wales have exclusive jurisdiction over any dispute, except that we may seek injunctive relief in any jurisdiction to protect our intellectual property.
